Damages & liability: Guests are responsible for damage or loss; valuables remain at guest’s risk
By booking or checking in, you also agree to the following guest agreement terms:
Payment and non-refundability after check-in – Once check-in occurs, all charges are non-refundable, including early departures or unused services.
Card on file – The Village may charge the card on file for room charges, taxes, penalties, damages, cleaning, or related costs.
Rules of conduct – No smoking or vaping; no excessive noise or disturbance; comply with safety rules and staff instructions.
Visitors – Only registered guests may stay overnight. Unregistered overnight visitors incur a fee. No subletting or transfer.
Facilities – Use of spa, gym, pools, and saunas is allowed during posted hours only, subject to rules and safe conduct.
Health – Use of wellness facilities is at your own risk. Guests confirm they are medically fit. Children must be supervised.
Housekeeping – Weekly service included. Extra cleaning available. Excessive dirt or stains may incur a fee.
Damages and losses – Guests are liable for damage, loss, or missing items caused by themselves or their visitors.
Valuables – The Village is not liable for loss, theft, or damage to personal property. Safes are provided where possible.
Termination for cause – The Village may end a stay without refund if these terms are breached, laws are violated, others are endangered, or serious disturbance occurs.
1) Reservations, check-in and check-out
Check-in: 15:00
Check-out: 12:00 noon
The room type, dates, and rate are confirmed at booking.
A valid credit card is required to guarantee or prepay most reservations.
2) Payment, taxes and deposits
Full prepayment is required to confirm all bookings.
Rates are in Thai Baht (THB) and subject to applicable taxes and charges.
Thailand’s VAT is currently 7% until at least 30 September 2025; changes by the government will apply on your bill.
A credit card hold for incidentals may be placed at check-in and released by your bank after check-out.
3) Cancellations, no-shows and early departures
Guests – Standard policy
Cancel up to 72 hours before arrival: refund minus 10% cancellation fee.
Cancel within 24–72 hours: 50% refund.
Cancel less than 24 hours or no-show: 100% charge.
Early departures are treated as late cancellations.
Retreat leaders – contracted groups
Retreat organizers follow the Retreat Leader Payment & Cancellation Policy stated in their contract, including staged deposits, room block cut-off, and cancellation fees.
Special dates and prepaid offers – Peak periods, advance purchase, and promotional rates may be stricter or fully non-refundable.
4) Changes to a booking
Inside any cancellation window, shortening a stay, changing dates or names may be treated as a cancellation of the affected night(s) and charged accordingly.
5) Identification and legal compliance
A valid passport or national ID is required at check-in.
Guests must comply with Thai law and immigration rules.
6) Personal data
By booking, you consent to the collection and use of your data by the Village for accommodation, security and legal compliance.
7) Use of facilities
Spa, gym, pools, saunas and ice baths are available during posted hours.
Access may be limited for maintenance, private events, or safety reasons.
8) Health and safety
Use of wellness facilities is at your own risk.
Guests confirm they are medically fit to participate.
Children must be supervised by a parent or guardian at all times.
9) Conduct and quiet enjoyment
No smoking or vaping anywhere on property (penalty THB 2,000 plus cleaning fees).
No excessive noise or disturbance (penalty THB 2,000 per incident).
Unsafe conduct or tampering with safety equipment may result in removal and charges for damages.
10) Housekeeping
Weekly housekeeping with linen and towel replacement is included.
Extra cleaning can be arranged at additional cost.
Excessive dirt, stains, or misuse may incur a THB 500 cleaning charge.
11) Occupancy, visitors and pets
Only registered guests may stay overnight.
Unauthorized overnight visitors: THB 2,000 per person per night.
Subletting or transferring a reservation is prohibited.
Pets are not allowed without prior written approval (unauthorized pets: THB 2,000 penalty plus damages).
12) Damage, loss and deposits
Guests are responsible for all damage, loss, stains, or missing items caused by themselves or their visitors.
The Village may charge actual repair or replacement costs plus administrative fees.
13) Valuables and limitation of liability
Guests are responsible for their valuables.
The Village does not insure personal property and is not liable for loss, theft, or damage.
The Village’s liability is limited to the total accommodation charges paid during the stay.
14) Force majeure
The Village is not responsible for failure to perform obligations due to events beyond reasonable control, including natural disasters, government orders, or utility failures.
15) Overbooking and relocation
In the unlikely event of overbooking, the Village will assist with comparable alternative accommodation or adjust charges appropriately.
16) Third-party bookings
If you booked through a travel agent or online agency, their terms may apply. Contact your booking channel directly.
17) Governing law and jurisdiction
These Terms & Conditions are governed by the laws of Thailand.
Any dispute will be handled by the courts of Surat Thani Province.
